Two tiers: the starter kit that gets you to a first term sheet, and the institutional tier that SPV-grade diligence will request. Build tier one before outreach; build tier two incrementally — every document is reusable across every future facility.
Tier 1 — First conversations (Part 3)
- [ ] Narrative pitch deck — team as lending track record, equity backing as loss cushion, staged deployment plan, pipeline/demand math
- [ ] Loan product deck — full credit box with numbers: underwriting criteria, data sources, line-assignment/pricing formulas, collateral & guarantees per product, terms & fee ranges, servicing & collections process, portfolio-monitoring approach
- [ ] Loan tape — loan-level, all originations ever: date, amount, term, pricing, borrower attributes, status, payment history, charge-offs. Cleaned, with a "known exceptions" memo
- [ ] Performance pack — static pool / vintage curves by cohort; delinquency ratios; paydown speed
- [ ] Historical financials — monthly
- [ ] Operating model & projections — origination volume by product by month (and the haircut version for facility sizing, per Part 7)
- [ ] Cap table + summary of last round
- [ ] Customer/channel pipeline — with honest stage labels
- [ ] Corporate basics — formation docs, structure chart, licenses held (with state/market coverage map), existing debt summary
Tier 2 — Institutional / SPV-grade diligence (Parts 9–10)
